31 Tufts Street created 16 affordable apartments as well as a neighborhood pocket park on a former City-owned parking lot in East Somerville. The project was the product of an extensive community process, and it delivered a number of community priorities identified by the City, including housing designed to meet the needs of different household types and a broad range of incomes, highly sustainable design features, and thoughtfully designed open space that contributes to a sense of place. The project has received Passive House certification and includes a roof-top solar array, and the new Leonard Grimes Park opened in summer 2024.
